The Lawley Sustainable Urban Extension (SUE)

 

The Lawley SUE will be one of the largest urban extensions in England and the first one in the West Midlands.  It will also be a national example demonstrating best practice in sustainable growth.  Future urban extensions will be modelled from the Lawley Project.

 

The development will cover an area of approximately 100 Ha and will provide 20% of housing requirements for Telford until 2018.  Policy H12 in the Wrekin Local Plan commits Telford & Wrekin Council to ensure the delivery of high quality housing and all development within the Lawley development site will be controlled by the current Local Plan policies except where there is a justifiable reason to deviate.  Planning obligations which include community and education facilities will be governed by policy H22.  The whole development will be guided by strict Design Codes.

 

Development proposals include the provision of a new a local centre, Lawley Square that will service four neighbourhoods; Newdale Valley, Newdale, Lawley Bank and Lawley Village.  Lawley Square will provide a focus for the provision of retail and community facilities including shops, public houses/restaurants, medical centre/dental surgery, primary school, managed business units and a community centre.  A local pub will be a key facility that will offer a focal point for social interaction as well as providing employment opportunities whilst contributing to the tourist industry.  Development proposals for Lawley Square aim to create an evening economy although it is not proposed that the modest range of eating and entertainment facilities will be in direct conflict with the proposals for the development of Telford Town Centre.  Lawley Square will be the focus for the highest density and tallest buildings within the development. 

 

Local Development Framework

 

Telford & Wrekin Council is currently preparing a Local Development Framework (LDF) that will provide a long term vision for development within Telford & Wrekin from 2006 to 2021.  The LDF will replace the current Wrekin Local Plan and is a compendium of the following:

  • Local Development Scheme
  • Development Plan Documents
  • Statement of Community Involvement
  • Sustainability Appraisals
  • Local Development Framework background information
  • Rural Development
  • Annual Monitoring Report
